Real-estate disputes concern the establishment and protection of rights in rem and personal rights over immovable property. No sound assessment is possible without examining the land-registry record, the cadastral minutes, the contract and the actual use of the property together.

Leases are governed by the provisions of the Turkish Code of Obligations No. 6098 on residential and roofed business premises. The grounds for eviction are listed exhaustively in the statute, and the requirements of formal notice and the periods for bringing an action are matters of form, so the process must be structured correctly from the start.
